► Selling for Investor-Partners
When an Investor-Partner joins with the Owner-Partner to buy the property they accept that this is a medium to long term investment and they can not force a sale on the Owner-Partner provided they do not default on payments.
However, Investor-Partners still have options if they want to raise capital from the investment before the Owner-Partner has given notice of their intention to sell.
The options are founded on the primary Joint Equity Scheme principle of Partnership between the parties.
► Investor selling procedure
If you need to raise capital from your investment before the Owner-Partner is ready to sell as well, the process is quite straightforward.
The Investor-Partner has to inform the Owner-Partner of their intention to sell and the Owner-Partner has first option to purchase the Investor-Partner share.
The Owner-Partner has 21 days to accept or decline the offer.

► What happens next?
The options then are;
1: The Owner-Partner accepts the offer and buys the Investor-Partner share of the property.
2: The Owner-Partner declines the offer and the Investor-Partner can;
A: Offer the share to another existing Joint Equity Investor-Partner. We add your investment to the available investment list on the web site and in the newsletters.
B: Offer the investment to other Owner-Partners who might want to become Investor-Partners for other properties.
C: Offer the share for sale to non Joint Equity investors (there are a few simple conditions to protect the Owner-Partner such as the new investor has to accept the same conditions as the existing Investor-Partner and become a Joint Equity Investor-Partner).
All substitutions of Investor-Partners is subject to Lender approval
► Can I just release some equity?
Yes! If the Investor-Partner does not need to sell completely then there is the option to access any capital growth by increasing the borrowing on their share
