► We really don’t do testimonials?
Here at Joint Equity we really do not go in for publishing testimonials that you see on many other web sites.
We are never really sure that they are real and that they represent true clients views.
The companies concerned are not likely to publish bad things about themselves any way are they ?
However, here at JE we never say never, as many k now, and then in July 2007 we received this email.
We are all so proud of it that we decided that this was the exception and we would publish it because it says so much about what we do and why we do it.
Elsewhere in this site you will read how and why Brad Bamfield invented Joint Equity, about his aspirations and how we have developed that into our business culture and ethics, not least our Treating Partners Fairly policy.
This email has even been included in our Business Plan and is part of our staff induction.
But do not worry this is the only one we intend to publish !!! Honestly.
► Real feedback from our Owner-
“After the breakdown of my marriage I was left with two teenage children and renting a house. Because of the uncertainty with rented accommodation I was keen to have a permanent home again. However, my options were limited because my salary doesn’t allow me to get a mortgage on my own.
Council/housing association schemes would have been ideal but I was never a high priority not being a key worker or in desperate need. The Open Market Homebuy scheme because it is based on your salary also didn’t provide me enough to purchase a three bedroom property that I required.
I came across the Joint Equity scheme whilst searching the net looking for options and it has proved to be an ideal solution for my situation. It has given me the flexibility to purchase in an area that I wished to live in, a property size that I needed to have and an opportunity for me to get back onto the property ladder.
The team at Joint Equity has been fantastic; they have provided an excellent service throughout every step of the purchasing process. You really feel they have your interests at heart and they were extremely flexible.
There was no pressure and in my case I was going to join, then not, and then joined again, there wasn’t any issues with returning my deposit or acting quickly when the property I wanted came back onto the market.
I would have no hesitation in recommending this scheme to potential owners”.
► The history behind the email
Back in October 2006 we were contacted by Ms S a lady who was looking to buy a home for herself and her two children. She wanted to stay near the kids schools but the area was, and still is, very expensive.
We provided a number of Illustrations for here, she found a house and paid the Commitment Deposit and started the mortgage process.
For a number of reasons to do with the seller the sale fell through and Ms S went back to looking. She found another couple of houses but they were a little too expensive and she reluctantly decided to continue to rent and we returned her Commitment Deposit.
Then in March 2007 Ms S contacted us to say she had had a promotion with a higher salary and she would like to reactivate her Joint Equity search.
No problem, we said, welcome back and created a new Illustration for her new salary.
By April she had found the home she wanted, sent in the Commitment Deposit and was in a bidding race to buy it. We got a mortgage offer quickly and she confirmed her bid.
But was outbid and she, quite rightly, declined to go into a Dutch Auction.
We refunded the Commitment Deposit.
However, in May her seller contacted her to say that the original buyer had pulled out and if she was still interested it was hers.
So off we went again but it was anything but plain sailing with a defective title in the deeds which needed sorting.
We stayed with Ms S all through the buying process co-
In July 2007 she completed the purchase and moved in.
Phew job done.
